Getting oriented
Heritage Springs is a guard-gated golf community in Trinity, an unincorporated part of southwest Pasco County (ZIP 34655). It is entered from State Road 54 and laid out along Robert Trent Jones Parkway, which winds past the clubhouse and an 18-hole golf course; the community sits just west of the Odessa line and about two and a half miles east of the Little Road retail and medical corridor. Homes are single-family houses and attached villas built mostly between about 1999 and 2005. This is an age-restricted community under the federal Housing for Older Persons Act. Every current MLS listing in Heritage Springs records “Housing for Older Persons: Yes,” and the recorded lease restriction reads “must be over 55+” — in practice at least one occupant per home must meet the age requirement. That is a restriction recorded against the community, and the association’s governing documents are the authority on its exact terms and any exceptions. Confirm them before making an offer.
- Robert Trent Jones Parkway — the community’s own main internal road, running from the guarded entrance past the clubhouse and golf course; golf carts are permitted on community streets
- State Road 54 — the east–west arterial immediately north; nearly everything in the shopping and dining sections below sits on it
- Little Road (CR-1) — the north–south spine about two and a half miles west, leading to the Trinity medical and retail cluster
- Suncoast Parkway (SR-589, toll) — the express route to Tampa; the SR-54 interchange (Exit 19) is roughly three to four miles east — noticeably closer than from most of Trinity
- Starkey Boulevard — connects north into the Starkey Ranch area, its district park, and the theatre-library complex
- US-19 — non-toll coastal north–south highway roughly seven miles west

What the association fee covers
Current MLS listings in Heritage Springs report total annual association fees between about $4,872 and $7,020 — roughly $406 to $585 a month — varying by sub-village and home type, with attached villas at the lower end. The fee includes a 24-hour guard, cable TV, water, sewer and trash, grounds maintenance, the community pool and spa, the fitness centre, recreational facilities, private roads, management, security and escrow reserves. Golf is billed separately — the MLS records golfing as an amenity with additional fees, not an included one.
A Community Development District assessment also applies to most parcels here: four of the five listings active in September 2026 report a CDD and one reports none, so check the individual parcel’s Pasco County tax bill rather than assuming either way. On the listings reviewed, association approval was not flagged as required for a sale, but the 55+ occupancy requirement is a recorded restriction — confirm both with the master association (727-372-5411) and in the governing documents.
