Getting oriented

Longleaf is a master-planned Traditional Neighborhood Development (TND) in southwest Pasco County, ZIP 34655 — the same ZIP as the Trinity area. The community sits north of State Road 54 along Starkey Boulevard. Development began around 1999-2000 under Longleaf Development Company, and newer phases have continued to build out since.

  • Starkey Blvd — the community’s main connector, running north from SR-54 past the Longleaf entrance
  • SR-54 — the east-west arterial along the community’s south side, leading east to the Veterans Expressway
  • Little Rd (CR-1) — the area’s main retail spine, a short drive west
  • Trinity Blvd — serves the Trinity area to the south
  • Veterans Expressway / Suncoast Parkway (SR-589) — reached via SR-54 east; the toll route toward Tampa

Local streets: Bumelia Ln, Town Ave, Marsha Dr, Durrance St, Deland St, Alachua Pl. Starkey Ranch, a separate master-planned community, is roughly 1.4 miles east.

Community design & governance

Longleaf was designed as a New Urbanist traditional neighborhood rather than a conventional subdivision. Documented design features include a walkable street grid with sidewalks and tree-lined streets, front porches, rear alleys serving alley-loaded garages, picket fences, and a mix of housing types — single-family homes, townhomes, and live/work units — arranged around village greens and a small town center. Early design guidelines called for stucco and fiber-cement clapboard exteriors and prohibited vinyl siding.

Governance is layered: the Longleaf Neighborhood Association (HOA) plus the Longleaf Community Development District (CDD), which owns and operates the community’s recreational facilities and levies an assessment collected on the property-tax bill. Some townhome sections carry an additional sub-association fee. Request current HOA and CDD figures and the governing documents during due diligence.

Longleaf Elementary School is located within the community at 3253 Town Ave (~0.35 mi from the Bumelia Ln area).
